Frequently Asked Questions

Common questions about bare shell construction

What is bare shell construction?

Bare shell construction refers to the basic structural framework of a building including foundation, columns, beams, slabs, walls, and roof - essentially the skeleton without any finishing work. It includes excavation, PCC/RCC work, brick/block masonry, basic waterproofing, but excludes flooring, painting, plumbing fixtures, electrical fixtures, doors, windows, and other finishing elements. It's the first major phase of construction creating a weather-proof structure ready for interior finishing.

What is the cost of bare shell construction per square foot?

Bare shell construction typically costs ₹900-1,400 per sq ft depending on location, design complexity, and material quality. Basic construction (standard cement, local materials) costs ₹900-1,100 per sq ft. Premium construction (branded cement, high-grade steel, better materials) costs ₹1,200-1,400 per sq ft. This includes foundation, structure, masonry, basic waterproofing, and terrace but excludes finishing work. Costs vary by city - metro cities tend to be 10-20% higher.

How long does bare shell construction take?

For a typical 2-3 floor residential building (1500-2000 sq ft per floor), bare shell construction takes 6-8 months. Ground floor: 2-3 months (foundation, columns, first slab). Each additional floor: 1.5-2 months. Timeline depends on design complexity, weather conditions, material availability, and labor strength. Commercial buildings may take longer due to larger spans and heavier structures. We provide detailed schedules with milestone dates during planning.

What quality of materials do you use?

We use only ISI marked materials: OPC 53 grade cement from reputed brands (UltraTech, ACC, Ambuja), Fe500/Fe550 TMT steel bars from SAIL/TATA/JSW, crushed stone aggregates (20mm & 12mm) meeting IS standards, and river/M-sand conforming to grading requirements. All materials come with test certificates. We conduct regular testing: concrete cube testing every 10 cubic meters, steel tensile testing, and aggregate sieve analysis ensuring consistent quality throughout construction.

Do you provide structural design drawings?

Yes, we provide complete structural design prepared by qualified structural engineers. This includes foundation layout, column schedule with reinforcement details, beam layout and designs, slab reinforcement drawings, and load calculations - all stamped by our structural engineer. If you have an architect's design, we prepare structural drawings accordingly. If starting from scratch, we can provide both architectural and structural design as a package ensuring proper integration.

How do you ensure structural strength and quality?

Quality assurance through multiple measures: (1) Designs by qualified engineers following IS codes, (2) ISI marked materials with test certificates, (3) Concrete cube testing - we cast cubes from every concrete batch and test at 7 and 28 days to verify strength, (4) Steel testing for tensile strength, (5) Proper construction practices - correct water-cement ratio, thorough mixing, proper compaction, adequate curing (minimum 7 days), (6) Third-party inspection if requested, (7) Photo documentation of steel placement before concrete casting.

What is included in the bare shell package?

Our bare shell package includes: Excavation and earthwork, PCC and RCC foundation, All columns, beams, and slabs, External and internal brick/block masonry walls, Staircase construction, Terrace/roof slab, Basic terrace waterproofing, Parapet walls, Plumbing and electrical conduit provisions in slabs/walls. NOT included: Flooring/tiles, Plaster and painting, Doors and windows, Electrical and plumbing fixtures, False ceiling, Any finishing work. This creates a complete weather-proof structure ready for finishing.

Can I make changes to design during construction?

Minor non-structural changes (partition wall locations, door/window positions within limits) are possible during construction with structural engineer approval. However, major structural changes (column positions, beam sizes, floor heights) are difficult and expensive once foundation is cast. We strongly recommend finalizing designs before starting construction. Any mid-construction changes require structural re-analysis, may impact timeline by 2-4 weeks, and involve additional costs for demolition/rework. We discuss all possibilities upfront to minimize changes.
