What is a turnkey construction contract?

A turnkey contract is an agreement where the contractor provides complete end-to-end services from design, approvals, procurement, construction, to final handover. The client simply provides requirements and budget, and receives a ready-to-occupy building. This offers single-point accountability, eliminates coordination issues between designers and builders, and provides complete peace of mind. The contractor handles everything including obtaining permits, managing subcontractors, and ensuring quality throughout the project.

Which contract type is best for my project?

Contract selection depends on your priorities: Fixed-price contracts are best when you have a well-defined scope and want cost certainty with no budget surprises. Time & Material suits projects with evolving requirements or uncertain scope, offering flexibility to make changes. Turnkey is ideal if you want complete hassle-free delivery with single-point responsibility. Design-Build works well when you want faster delivery with integrated design-construction. What payment terms do you offer?

We offer flexible, milestone-based payment structures: Typically 10% advance on contract signing, followed by stage payments (20-25% each) at key milestones like foundation completion, slab completion, finishing commencement, and final handover. For time & material contracts, monthly billing based on work done. We accommodate bank loan disbursement schedules and can customize payment plans. All payments are linked to verified work completion with supporting documentation including photos, material bills, and quality certificates.

What happens if there are cost overruns in fixed-price contracts?

In fixed-price contracts, the contractor absorbs cost overruns resulting from estimation errors, material price increases, or execution inefficiencies - this is the contractor's risk. However, if client-initiated changes (scope additions, design changes, material upgrades) occur, these are billed additionally with mutual agreement. The original scope remains at fixed price. This is why detailed scope definition upfront is crucial. We use variation order process for any additions, documenting and pricing them separately before execution.

Do you provide bank guarantees?

Yes, for larger projects (typically above ₹50 lakhs), we provide bank guarantees as performance security. This is a financial instrument from our bank guaranteeing contract fulfillment. If we fail to complete the project as per terms, you can invoke the guarantee and claim compensation. Standard guarantees are 5-10% of contract value, valid until project completion plus defect liability period. This provides you financial protection and demonstrates our commitment. We also carry comprehensive project insurance covering construction risks.

What is included in the contract scope?

Every contract clearly defines inclusions and exclusions. Typical inclusions: all construction work as per approved drawings, specified materials and finishes, labor and supervision, quality testing, site safety measures, and project management. Common exclusions might include: furniture and loose fixtures, external development beyond building boundary, special client equipment, landscaping (unless specifically mentioned), and utility connection charges beyond meter. We provide detailed scope documents listing every item to avoid misunderstandings later.

Can I make changes during construction?

Yes, changes are possible but managed through a formal variation order process. When you request a change, we assess its impact on cost and timeline, provide a written quotation, and upon your approval, execute it as a variation order. This maintains transparency and avoids disputes. In fixed-price contracts, variations are priced separately. In time & material contracts, changes are more flexible. However, major structural changes mid-construction can be expensive and time-consuming, so we encourage finalizing designs before work begins.

What warranty do you provide?

All our contracts include a comprehensive defect liability period (typically 12 months from handover) where we rectify any defects arising from workmanship or materials free of cost. Structural elements often carry longer warranties (up to 5 years). This doesn't cover damage from misuse, natural disasters, or normal wear-and-tear. We maintain 5% retention money until warranty period completion. During warranty, we provide free annual inspections and prompt response to any issues. Extended warranties can be purchased for longer coverage periods.
